In this fictional POV story, your girlfriend's father opens his office window, hands you ten thousand dollars to leave his daughter, and tells you you'll never be good enough for her. He thinks you wash windows for a living. He has no idea that you own the building, or that his rent has come to you for eight years.
He also missed the date to renew his lease, and a law firm wants his floor. Three days after the envelope, you send the letter that tells him so, and your girlfriend finds out you broke a promise to do it. Now you have to walk into his conference room as yourself and decide what a tenant of twenty-six years is owed, and what her father is.

Disclaimer:
This is a fictional story. Characters, events and financial figures are invented or illustrative. It is for entertainment and is not financial, investment, tax or legal advice.

Story figures:
You bought the Fenwick Building for $2.9 million with $250,000 down, and the seller carried the rest as a loan. The boiler cost $184,000. You now own six buildings worth about $34 million, with $15 million owed on them. The lease option was $19.50 a square foot, the going rate is $27, and the law firm offered $29. Missing the renewal date costs the tenant $70,500 a year, or $705,000 over ten years. The Fenwick Building, Prescott Hayes Wealth Management, Hargrove and Lyle and every figure here are invented for this story.

Background:
A commercial lease can give the tenant an option to renew at a set rent, usually on condition of written notice by a stated date. A tenant who misses that date can lose the option, though how strictly this is applied depends on the lease and the state. An estoppel certificate is a short statement a tenant signs to confirm the lease terms, which a buyer or lender relies on when a building is sold. Seller financing means the seller carries part of the price as a loan. This is a plain-language summary, not legal advice; the lease, the dates and the rents in the story are fictional.
