Free land is real. Small towns across Kansas, Nebraska, Iowa and Minnesota are giving away residential lots right now, some with tax breaks, free utilities, or even money back on what you spend building. So why do so many of these lots sit empty for years? In this video I count down 12 Midwest towns with free or nearly free land. For each one you’ll get the lot sizes, build deadlines, minimum home sizes, deposits and incentives, plus the hospital situation and the catch the locals already know. One Minnesota town has offered $1 lots for about 15 years and has gotten roughly ten houses out of it. Another has added about six homes since the mid-1990s. These programs aren’t just for retirees, but retirees may be the best fit for them. If you’re selling a house somewhere expensive and don’t need a local job, a free lot in a quiet town can make a lot of sense. If you’d need a construction loan on a fixed income, it gets much harder. Towns in this video: 12. Argyle, Minnesota 11. Middle River, Minnesota 10. Curtis, Nebraska 9. Wilson, Kansas 8. Marquette, Kansas 7. New Richland, Minnesota 6. Manilla, Iowa 5. Halstad, Minnesota 4. Osborne, Kansas 3. Elwood, Nebraska 2. Plainville, Kansas Mankato, Kansas Program terms change and lots get claimed, and at least one well-known Kansas program has been suspended. Always confirm current availability, assessments, fees and deadlines directly with the city before you make plans. Would you build on a free lot if you had to finish within a year or two? Tell me in the comments, especially if you live in or near one of these towns. #FreeLand #Retirement #RetireCheap #Midwest #Kansas #Nebraska #Minnesota #Iowa #SmallTownLiving #RetireeCompass
