🏡 Free guide — Moving to Miami? Start Here:👉🏼 https://bit.ly/MiamiMoveGuide 📅 Book a no-pressure call with me: 👉🏼 https://bit.ly/MeetDelainy Most people planning a move to Miami start with Brickell, the beaches, or Coral Gables — and then the prices stop them. This video is about the other Miami: the corridor about twenty miles south of the beach, where you still get a yard and a driveway, and you're still in Miami-Dade County. I walk the US-1 corridor — Coral Gables, South Miami, Kendall, Pinecrest, Palmetto Bay and Cutler Bay — with the median sale price for each from Redfin's June 2026 data, plus the Miami-Dade single-family median from MIAMI REALTORS for context. Then the Palmetto Bay vs Pinecrest comparison I'm asked about more than any other, including the honest version of the price-per-square-foot gap and why two credible sources land on different numbers. After that, the two costs that blindside almost everyone moving from the Northeast: homeowners insurance in Miami-Dade, and Florida property taxes — including the homestead exemption measure on the November 3rd ballot and the five-year residency requirement that matters if you're arriving in 2027. I finish with what you actually get down here — land, the schools by name, the parks — and the one trade-off nobody warns you about before they pick a street. I'm Delainy Quintero, broker-owner of One Trust Realty. I live and work in this corridor, I've been in real estate for fourteen years, and I work in English and Español. ⏱ CHAPTERS 00:00 The other Miami 00:59 Who I am and who I help 01:54 Where "20 miles south" actually is 02:42 What each community costs + Palmetto Bay vs Pinecrest 04:38 Surprise cost #1: homeowners insurance 05:26 Surprise cost #2: property tax and the homestead vote 06:54 What you get: land 07:13 Schools in and around Palmetto Bay 08:00 Parks and green space 08:21 The trade-off nobody warns you about 09:39 Where to start 📍 Serving Palmetto Bay, Pinecrest, Coral Gables, South Miami, Cutler Bay and Kendall.
