Checking only the flat floor plan means reading one page of a much larger approved story. 📌 The trap: Your apartment floor may match the approved drawing perfectly — while the building position, access, parking configuration, number of floors or blocks, or approved usage differs at the project level. None of those are answered by your flat's floor plan. 📌 The 6 levels of a proper check: Land — correctly identified? Project — layout, density, common areas Building — position, configuration, floors Floor — the specific floor Unit — your actual apartment Site condition — what physically exists today 📌 Why valuers care: A mismatch at project level can affect an individual unit even when the unit itself looks perfectly normal — because the flat is part of the building, which is part of the project, which sits on the land.
