Oakville Real Estate Market – August 2026 August brought a noticeable summer slowdown to the Oakville real estate market, with fewer sales and continued price pressure across most property types. The market remains balanced, but buyers continue to have more time and choice than they did in a more competitive market. 195 homes sold in August, a 20.4% decrease from July and 4.4% below August 2025. The average sale price was $1,339,796, down 4.8% month-over-month and 8.5% year-over-year. With 957 active listings and 4.9 months of inventory, the market continues to provide buyers with meaningful negotiating room. The average property took 59 days to sell. The broader Oakville-Milton market data also shows that August sales remained subdued, with new listings and active inventory both lower than a year ago. By Property Type Detached: 104 sales, with an average price of $1,769,662. Prices were down 7.1% from July and 7.1% year-over-year, while days on market increased to 42 days. This remains Oakville's largest segment, but buyers are clearly becoming more price-sensitive. Semi-Detached: Only 10 sales occurred, making this a relatively small sample. The average price was $978,350, down 4.5% year-over-year. Because of the limited number of transactions, monthly price movements should be interpreted cautiously. Townhomes: 51 sales at an average of $900,416, down 2.9% from July and a significant 17.2% from August 2025. Days on market increased to 33 days, suggesting that even this traditionally more affordable segment is experiencing increased price sensitivity. Condos: 30 sales with an average price of $717,020. While the average price increased 14.2% from July, it remained 12.7% below August 2025. At 47 days on market, condos continue to require competitive pricing and strong presentation. What August Tells Us The headline for August is not a collapsing market—it is a market that has become more selective. Buyers are taking longer to make decisions, and sellers are competing for attention in a market where pricing correctly from the outset matters considerably more than it did during the stronger markets of previous years. For sellers, the 8.5% year-over-year decline in Oakville's overall average sale price is particularly important. For buyers, the 4.9 months of inventory and 59-day average selling period provide more opportunity to compare properties and negotiate. The market remains balanced, but the balance is increasingly tilted toward buyers. The properties that stand out are those that are correctly priced, well-presented and offer something compelling relative to the competition.
