In this video, I share an important piece of advice for every real estate buyer in 2026 — read and understand what your agreement says about delays. There are two sides to this conversation. 1. What happens if YOU delay a payment? Your agreement may specify interest, penalties, timelines, notices and other consequences if an instalment isn't paid on time. Before signing, understand: • When exactly is each payment due? • What happens if the payment is delayed? • What interest or penalty can be charged? • Is there a grace period? • Under what circumstances can an allotment be cancelled? But there's another question buyers should ask just as carefully. 2. What happens if the DEVELOPER delays possession? Check what the agreement says about: • Committed possession date • Grace periods, if any • Delay compensation/interest • Refund or exit provisions • Force majeure clauses • Your rights if possession is substantially delayed Don't read only the price, carpet area and payment schedule. Read what happens when things DON'T go according to schedule — for either party. A property agreement creates obligations on both sides, and buyers should understand those obligations before committing their hard-earned money.
