The most honest, data-driven guide to public school districts across all four Bay Area counties — Santa Clara, Alameda, San Mateo, and San Francisco. If you're relocating to the Bay Area with kids, this is the video to watch before you put in an offer. This is Video 3 in my Bay Area Schools series: ▶️ Video 1 — How GreatSchools Really Works:    • Stop Chasing 10/10 Schools in the Bay Area...   ▶️ Video 2 — 5 School Rating Mistakes Bay Area Homebuyers Make:    • 5 School Rating Mistakes Bay Area Homebuye...   WHAT THIS VIDEO ANSWERS --SANTA CLARA COUNTY Q: Best elementary district in Silicon Valley? A: Cupertino Union — #18 in CA out of 1,900+ districts. Math 84% vs CA avg 36%. Reading 84% vs CA avg 47%. K-8 only. Serves Cupertino, Sunnyvale (parts), San Jose (parts). Q: Best public high school district in Silicon Valley? A: Fremont Union High. Lynbrook #82 nationally — ELA 93.7%, math 92.2%. Monta Vista top 20 in CA. Your specific address determines which school your child attends. Q: How good are Palo Alto public schools? A: Gunn High #9 in CA. Paly top 5% nationally. K-12 unified — one boundary map for all grades. Q: Why does Palo Alto spend $25,000 per student? A: Basic Aid district — local property taxes overflow the state minimum and the district keeps all of it. CA average is $12,000 per student. --ALAMEDA COUNTY Q: Best high school in Fremont CA? A: Mission San Jose High — top 1% nationally, SAT avg above 1,360, 90%+ UC acceptance, 10+ Harvard/MIT/Stanford admits per year. Q: Does buying in Fremont guarantee Mission San Jose schools? A: No. MSJ serves the Mission San Jose neighborhood only — around Mission Blvd and Hopkins Ave. Buying in Centerville or central Fremont likely means American High or Irvington instead. Verify by exact address, not neighborhood. Q: Is Dublin Unified a good school district? A: Top-rated K-12 in Northern CA. Lower prices than Fremont. Large South Asian tech family community. Best for 680 corridor or remote workers — adds 20-40 min to most South Bay campuses. Q: Is Irvington High a good alternative to Mission San Jose? A: Yes — strong STEM magnet, genuinely well-ranked, and homes in the Irvington area run $400,000 to $700,000 less than equivalent Mission San Jose properties. Don't dismiss it simply because MSJ gets more attention. --SAN MATEO COUNTY Q: Are San Mateo County schools worth the high prices? A: Very good, not elite. Best pockets: Hillsborough City USD (A+ Niche, homes above $4M) and Palo Alto Unified border areas. Sequoia Union and San Mateo Union are above CA average but not the same tier as Fremont Union or PAUSD. Q: Menlo Park City vs Ravenswood City — what is the difference? A: Same zip code, dramatically different quality. Menlo Park City is A-rated. Ravenswood serves parts of the same city at a much lower performance level. Verify which district covers your exact address before assuming. --SAN FRANCISCO COUNTY Q: How do SF public schools work for relocating families? A: SFUSD uses a lottery — your address does not guarantee your neighborhood school. 65% get first choice, 35% do not. New families without siblings in the system face lower odds. Q: How good is Lowell High School San Francisco? A: One of the best public high schools on the West Coast. Reading 96%, math 83%. Merit-based admission restored in 2026. --ONE-LINE VERDICT BY COUNTY Santa Clara — highest concentration of elite schools in CA. Home prices fully reflect it. Alameda — elite outcomes at a lower price premium. Best value if the commute works. San Mateo — excellent broadly. Verify your specific district carefully. San Francisco — Lowell is exceptional. Lottery makes planning unpredictable.
