Lawrenceville is the county seat and the oldest city in Gwinnett, and one of the first things to understand is just how big it really is. A Lawrenceville address can put you close to the historic downtown, or nearer to Dacula, Grayson, Duluth, or the Sugarloaf and I-85 area, and those are completely different lifestyles. So the better question is not the average home price, it is what your budget can buy in the part of Lawrenceville that fits how you want to live. Here is what we get into: Value and housing variety. Compared with communities like Suwanee, Buford, Alpharetta, or Johns Creek, your budget can often stretch further here, thanks to a wide range of housing stock from the 1970s through today, including older homes with larger lots, mature trees, full basements, and bigger floor plans, plus renovated homes, townhomes, new construction, and luxury properties. What homes cost. As of mid 2026, the incorporated City of Lawrenceville showed a median sale price in roughly the mid 300,000s, but the broader mailing area spans everything from townhomes to properties well above a million dollars. New construction and growth. Projects like Ledgestone by Toll Brothers and Grove Park Village near downtown, plus multifamily and townhome developments around the city, show how much Lawrenceville's housing variety is expanding. Location and commuting. Lawrenceville sits along Highway 316 with access to Highway 29, Highway 20, and Sugarloaf Parkway. It does not sit directly on I-85 the way Suwanee or Duluth does, so where you live changes your commute. If you work in Atlanta five days a week, we always recommend testing that drive at real rush hour before you buy. What is changing. A proposed Costco near Highway 316, the ongoing expansion of Northside Hospital Gwinnett, the long term Rowen research community to the east, and continued downtown redevelopment are all worth watching, with the honest note that several of these are proposed and not yet final. Downtown Lawrenceville. One of the most established downtowns in Gwinnett, with restaurants, shopping, community events, the new Lawrence Hotel, and the Lawrenceville Arts Center, home to Aurora Theatre, one of Georgia's major professional theater organizations. Parks and trails. Rhodes Jordan Park and its 160 plus acres, plus a growing trail network including the proposed Redland Creek Greenway. The honest trade offs. Traffic along Highway 316 and Sugarloaf, an area that can feel spread out and commercial, a real Atlanta commute, and neighborhood quality that varies block to block. Schools. Lawrenceville is served by Gwinnett County Public Schools and spans several clusters including Central Gwinnett, Discovery, Archer, Collins Hill, and Peachtree Ridge, so schools have to be evaluated house by house. We always recommend verifying the assigned schools directly with the district, since attendance boundaries can change. The goal here is not to tell you Lawrenceville is the best place to live, because there is no single best place.
