New construction vs resale homes: which one actually wins? We score both honestly across 5 categories so you buy with math, not model-home vibes.
Builders have been closing buyers at mortgage rates about a full point below resale, and yet plenty of model-home buyers still spend tens of thousands they never budgeted. Both are true. So Kat built a real new construction vs resale homes scorecard.
Rich and Kat sell both new construction and resale across Sacramento, Placer, and El Dorado Counties. No side in this fight. Just the numbers.

WHAT WE COVER IN THIS VIDEO
1. New Home Builder Incentives Explained
Builders protect their comps, so instead of cutting price they offer rate buydowns (2-1 temporary or permanent), closing cost credits, and design center credits. NAHB's September 2026 survey found 66% of builders using incentives and 38% cutting prices, averaging 6%.
2. The Preferred Lender Fine Print
Incentives are usually tied to the builder's lender. Take the full offer to an outside lender and compare the complete picture, not the headline rate. Standing inventory and quarter-end carry the richest deals.
3. Why Bring Your Realtor to a New Construction Office?
Register alone at your first visit, even on the sign-in iPad, and most builders will not let you add your own agent later. Your agent costs you nothing at a new build purchase. Learning how to buy a new construction home starts here: first visit together, every time.
4. The True Monthly Payment
A builder buydown can make a pricier new home carry a cheaper mortgage. Then add special assessments, which many established resale neighborhoods do not have. Check the electric provider too: SMUD serves Elk Grove and Folsom Ranch, while Placer One is served by PG&E rather than Roseville Electric.
5. What You Actually Get
New construction vs existing home: new brings warranties, current energy code, and standard solar, but budget for the backyard, window coverings, appliances, and design center upgrades. Resale brings bigger lots, mature trees, finished neighborhoods, and yesterday's upgrades at a discount, minus aging systems.
6. Timeline and Builder Contracts
Resale and standing inventory: about 30 to 45 days. Building from dirt: 6 to 12 months or more, with rate lock strategy to manage. Builder contracts are written by the builder, so we read every one line by line before the deposit.
7. Should I Buy a New Construction Home?
The settling question: are you buying your next 5 years or your next 15? Buy new for the long stay. Buy resale for the flexible one. That is the real answer to new construction vs resale homes. Then run the full spreadsheet, both tax bills, with your own representation.
