Welcome to Real Estate Vocabulary Mastery — Part 1.
In this video, we break down one of the most commonly tested real estate exam concepts: fixtures.
Students often confuse fixtures, real property, and personal property. The exam may ask whether an item stays with the property or can be removed, and the answer is not always based on what “feels right.”
That is where the MARIA method comes in:
M — Method of Attachment
A — Adaptability
R — Relationship of the Parties
I — Intention
A — Agreement
In this lesson, you will learn how to analyze examples like ceiling fans, built-in dishwashers, countertop microwaves, lamps, custom hurricane shutters, custom cabinetry, wall-mounted TVs, chandeliers, refrigerators, and built-in bookshelves.
The key exam lesson:
Do not answer based on emotion. Do not guess based only on what you think should stay. Use legal analysis. Use MARIA.
