More homes. More competition among sellers. More negotiating room for buyers. But is Evansville actually becoming a buyer’s market? There are now 590 homes for sale in Evansville, up from just 404 in July. That’s roughly a 46% increase in inventory in only two months. In this month’s Evansville real estate market update, I take a closer look at whether that increase is actually changing the market. We cover: 🏠 Why inventory has climbed to 2.7 months 📉 Why sellers are receiving less of their asking price 💰 What caused the average sales price to dip to $242,000 ⏱️ How quickly homes are selling 📊 Which price ranges favor buyers or sellers 📈 What rising mortgage rates could mean for your next move One number sellers should pay particular attention to is the gap between the original asking price and final sales price. Sellers averaged 95.9% of their initial list price, showing that pricing too high and reducing later can make a difference in today’s market. At the same time, 1,315 Evansville homes sold over the last six months, so buyers are still actively purchasing homes. And depending on your price range, the market can look very different. A home between $200,000 and $500,000 may face very different conditions than a property above $500,000 or a lower-priced investment property.
