Is the Southwest Indiana housing market finally starting to shift? For the first time since September of last year, there are now more than 1,000 homes for sale across Southwest Indiana. But despite the increase in inventory, we're still firmly in a seller's market. In this September 2026 Southwest Indiana real estate market update, I break down what the latest numbers actually mean for homeowners, buyers, and sellers. As of September 7, 2026: 🏡 1,023 homes are actively for sale 📝 410 homes are currently pending 🔑 2,483 homes sold over the last six months 📊 2.5 months of inventory ⏱️ 41 average days on market for sold homes 💰 Sellers are receiving an average of 97.7% of their final list price Despite rising inventory, 2.5 months of supply means Southwest Indiana remains a seller's market. But the market looks very different depending on your price range. Homes between $200,000 and $500,000 remain especially competitive, with only 2.2 months of inventory and sellers receiving an average of 98.8% of their final list price. Once you move above $500,000, inventory increases to 4.3 months, creating a more balanced environment for buyers and sellers. I also explain why August's average sales price was unusually low, why investor property sales can distort the monthly average, and why pricing your home correctly from the beginning is becoming increasingly important. Remember, these numbers cover eight counties across Southwest Indiana. What's happening with a $225,000 home in Evansville can be completely different from a $700,000 home in Newburgh, a home on acreage in Jasper, or a property in Princeton or Mount Vernon.
