Suburbs around Dallas-Fort Worth can feel overwhelming, with dozens of options and prices all over the place. In this video I'm taking a real look at Midlothian, the good and the not so good, so you can decide if it belongs on your list. Midlothian sits in Ellis County, between Mansfield and Waxahachie, just south of the Metroplex. Highway 67 heads toward Dallas and Highway 287 into Fort Worth, so you're looking at 30 to 45 minutes to either downtown. The city started as a small farming town in 1888, but the population has grown more than five times over in the last twenty years to around 44,000, one of the fastest growing cities in the state. In this video, we cover: Home prices, property taxes, and new construction The local builder scene, lot sizes, and neighborhoods How Midlothian ISD schools are ranking nationally Downtown Midlothian's revitalization and Founders Row Parks, amenities, and things to do Commute times and walkability The honest tradeoffs of living here Home prices sit in the high $400,000s, easier to swallow than up in Prosper or Frisco. Combined property taxes land around 2.05 percent on a median priced home, in line with the broader DFW area. You're getting more house and land for your money here. New construction comes with bigger lots than closer to Dallas, and more than 25 builders are active across 45+ communities, from smaller lots to an acre or more. Neighborhoods each have their own personality. Massey Meadows sits north of 287 near Walnut Grove Middle and Midlothian Heritage High. Autumn Run is close to the retail corridor. Dove Creek is walkable to the Community Park. Prairie Ridge is a large master planned community, and Azalea Hollow is marketed around preserving mature trees. Schools are one of Midlothian's strongest selling points. In August 2026, Midlothianisd.org posted about the district gaining national recognition. Both Midlothian High and Midlothian Heritage High earned A ratings in the state's most recent accountability results, and both made the U.S. News Best High Schools list again, top 25 percent nationally. If education is a priority, check greatschools.org. Downtown Midlothian is going through revitalization, with new restaurants and shops, plus Founders Row relocating historic homes from the 1800s into boutiques and coffee shops. A new Tom Thumb opened this year, along with an Aldi. Midlothian Town Crossing brings a Kroger, restaurants, retail, and a Lowe's. If you like green space, Midlothian Community Park is worth knowing. It's over 100 acres with sports fields, sand volleyball and basketball courts, a splash pad, trails, baseball diamonds, a pickleball court, an amphitheater, and a fishing lake, with more coming as the next phase gets built out. The commute is real, with only a couple of major highways feeding the rest of the Metroplex, so rush hour adds time. Shopping and dining are still limited compared to Dallas or Fort Worth, mostly chains for now. On the flip side, you're close to Arlington, home to AT&T Stadium, Globe Life Field, and Six Flags, so a 30 minute drive puts you in the middle of all that. Outside downtown, you'll need a car, since there's no public transportation. And because of the city's roots in cement and steel manufacturing, you'll notice that industrial character in parts of the skyline, which isn't for everyone if you're picturing a rural, picturesque small town. Here's how we help. Step 1: fill out our buyer or seller questionnaire linked above. Step 2: book a free 30 minute Zoom call and I'll put together a customized plan. Step 3: we'll find your perfect home, or the right buyer for yours, together. FAQ: Q: Is Midlothian good for families?
