Temple, TX has more than $5 billion in data centers landing on it — Meta's $1.2B AI-optimized campus went live in July 2026, five of Rowan's six planned buildings are approved or under construction, and the sixth — the Lasso Building — goes to city council September 3. There's also a recall effort that started in April. This is the buyer's and owner's edition: the verified project ledger, the map, 16 years of MLS price data showing what actually happened to Temple home values since Meta was announced, the water and tax agreements with sources, and the one question to answer before buying near a growth corridor.

⚠️ CORRECTION (9/21/26) — the water figure at 9:05
I say "the company claims" about 350 gallons a day. That attribution is wrong. The 350 figure is Temple Mayor Tim Davis's, from the Killeen Daily Herald's March 3, 2026 groundbreaking story. Rowan has never published it — it does not appear in Rowan's FAQ, Rowan's Myth vs. Fact page, or the City of Temple's data center FAQ. In the Herald's September 13, 2026 story, Rowan's own director of water strategy put ongoing municipal water use at about 4,000 gallons a day per facility — essentially the contractual cap itself, not a tenth of it. Neither number is a meter reading: the mayor's was a projection at a groundbreaking and the campus is not operating yet. The rest of the water segment — closed-loop design, one-time fill, and the 4,000 gal/day cap in the agreement — stands. Key facts (verified August 2026 — check the page for current status):
• Meta Temple: $1.2B, live 7/22/26, 386 acres, 760,000 sqft — Meta's first AI-optimized data center in the U.S. 1,200+ workers at peak construction, fewer than 100 permanent.
• Rowan: six buildings across three projects — Project Temple ($2.1B), Stampede ($1.4B), Ranger ($700M). Five approved or under construction; the Lasso Building is in public hearings now, council September 3. ~$4.2B minimum, ~120 permanent jobs, 2,000+ construction jobs, ~$45M/yr in direct tax revenue once operational (per Rowan).
• Oppidan: ~$80M announced on Eberhardt Rd. Announced total: roughly $5.5 billion.
• Temple median closed price (CTXMLS, 16-year dataset): 2019 $176,000 → 2022 peak $290,000 (the year Meta was announced) → 2026 YTD ~$268,000.
• Water: closed-loop design; one-time fill of ~1–2M gallons (Rowan) / ~2M gallons (City of Temple FAQ), recirculated roughly 10–15 years; domestic use contractually capped at 4,000 gal/day. See the correction above.
• Taxes: 10-year abatement per project; city projects ~$7M/project/year during the decade, roughly double after. Projections, not guarantees.
