00:00 Midtown: The Headline Is Misleading 01:20 Toronto Market Numbers 02:27 Midtown July Numbers 03:15 Midtown Prices: Benchmark 04:52 Average vs. Median Prices 05:24 Midtown Selling Conditions 07:04 Interest Rates & Economic Picture 08:26 Two Possible Market Scenarios 11:12 What This Means for Buyers 12:43 What This Means for Sellers 14:36 The Honest Midtown Takeaway Midtown Toronto real estate looks like one of the few bright spots in the GTA this month. But when you look underneath the headline numbers, the picture is much more complicated. The Midtown composite benchmark is up about 0.3% year over year. But detached, attached, townhouse and apartment benchmarks are all down. So did Midtown Toronto actually go up? In this July 2026 Midtown Toronto real estate market update, I break down the numbers for Bedford Park, Lawrence Park, Forest Hill and the surrounding Midtown market, and explain what the data is really telling us. I cover: • Why the Midtown composite benchmark is up while every property type is down • Midtown inventory, sales, listings and months of inventory • Why the median price may tell you more than the average • What Midtown's 3.9 months of inventory and 95% sale-to-list ratio mean for buyers and sellers • The two scenarios that could determine where Toronto real estate goes next I also compare Midtown with the broader Toronto and GTA markets, look at mortgage rates and the economic backdrop, and explain what buyers and sellers should actually be watching over the next 60 days. The biggest positive for Midtown is tighter inventory. At 3.9 months, supply is lower than the 4.6 months across the city and GTA. But there are also warning signs. Homes are taking longer to sell, sellers are accepting slightly deeper discounts, and every Midtown property type is down year over year on the MLS HPI benchmark. So if you own a home in Bedford Park, Lawrence Park, Forest Hill or Midtown Toronto, don't rely on the headline composite number to understand what your property is worth. The market on your specific street can look very different from the average.
