Nobody Wants You to Own a Home?

Why can't Americans afford to buy a home anymore? And why are so many people living in trailer parks, RVs, cars, camper vans, and even tents? After a recent family road trip through several states, I started thinking about America's housing affordability crisis. In a country with enormous wealth, advanced technology, and abundant resources, why does decent housing seem increasingly out of reach for ordinary people? So I did some research and what I found surprised me. This may not be the result of some evil mastermind or billionaire conspiracy. Instead, America's housing crisis may be the unintended result of millions of people and institutions pursuing their own short-term interests. In this vlog, I explore several factors driving the housing crisis, including institutional investors buying residential real estate, small landlords and rental property investors, historically low interest rates during COVID, today's high mortgage rates and the "lock-in effect," restrictive zoning laws, NIMBYism, and America's increasingly distorted expectations about what a "normal" home should look like. I also discuss why the average American home has grown dramatically larger compared with homes built during the postwar era and how our expectations for bigger homes may be making affordable housing even harder to build. Finally, I explore some possible solutions: limiting excessive investor ownership of existing housing, loosening zoning and permitting restrictions, encouraging the construction of smaller homes, and changing our expectations about what we actually need from a home. The housing affordability crisis affects everyone, but especially younger Americans trying to buy their first home, aging people living on fixed incomes, and vulnerable people struggling with physical or mental illness. Is homeownership becoming a luxury? Is the American Dream disappearing? Or can we still fix America's housing crisis? Let's talk about it.
