In this October 2026 Toronto housing market update, I break down the latest September 2026 numbers from the Toronto Regional Real Estate Board, including home sales, average prices, new listings, active inventory, detached homes, semis, townhouses, and condos across Toronto and the GTA. One of the biggest numbers this month? New listings dropped more than 14% year-over-year. While home sales also declined, sellers appear to be pulling back even faster, and that could have a major impact on the Toronto housing market heading into the final months of 2026. September 2026 GTA market highlights: GTA home sales: 5,040 — down 9% year-over-year Average GTA home price: $1,006,409 — down 5.1% New listings: 16,500 — down 14.4% Active listings: 26,131 — down 9.3% GTA detached average price: approximately $1.29M Toronto detached average price: approximately $1.56M GTA condo average price: approximately $605,000 Toronto condo average price: approximately $640,000 The Toronto condo market continues to face significant pressure, while certain freehold homes in strong neighbourhoods can still perform very differently from the overall GTA statistics.
