Mortgage rates finished the week near their highs for the year, and the July housing data is starting to show some impact. Home sales have slowed slightly, but year-to-date pending sales are still running 3.5% ahead of 2025.
This week, 82,000 homes went under contract, roughly the same pace as the same week last year. The market is no longer seeing the stronger growth from the second quarter, but it is still tracking close to forecast.
The key story this week is inventory. There are now about 1.1 million homes on the market nationwide, essentially unchanged from last year. Supply is expected to grow modestly through the rest of 2026, with current forecast models projecting a 3% to 5% increase by year-end.
New listings remain tight. There were 86,000 new listings this week, and while seller activity is slightly higher than last year, there is no evidence of a wave of new supply coming to market.
Home prices remain flat. The median price of pending sales is just under $400,000, essentially unchanged from last year. At the same time, price reductions are rising, with 41% of active listings now taking a price cut.
The takeaway: buyers may see slightly more selection in the second half of 2026, but not a dramatic shift. Inventory is improving gradually, sales remain slightly ahead of last year, and prices are still broadly flat.
