The housing market is shifting this fall, with higher mortgage rates cooling buyer demand. This week, we dive into the data showing a notable acceleration in price reductions, but with a surprising twist: the biggest changes are happening in markets that used to be the tightest. Pending home sales continue to slow, with only 64,000 newly pending sales this week, marking a 16% drop from last year. As demand pulls back, active inventory has grown to 1.13 million homes, up 4.8% year-over-year. The biggest story is price reductions. Nationally, 42.9% of homes have taken a price cut. While markets like Austin and Denver are used to these elevated levels (sitting over 50%), historically tight markets like Chicago, DC, and Boston are suddenly seeing price cuts climb as sellers meet the new reality of slower demand. The magnitude of these cuts is also rising, averaging 4.2% or about $18,000. The takeaway: The market shift is becoming undeniable, especially for sellers in areas that haven't felt the sting of low demand in recent years. For buyers willing to navigate the current rates, the increasing frequency and size of price reductions may signal new opportunities.   About Mike Simonsen: Mike Simonsen is the Chief Economist at Compass International Holdings and founder of Altos Research.
