This €18.6M Marbella Mansion Hasn’t Sold in 3 Years — Here’s Why

This is Hills 12 — the most expensive mansion in The Hills, one of Marbella’s most exclusive gated communities in La Quinta. It’s been on the market for almost 3 years, originally priced around €24M, now down to €18.6M — and it still hasn’t sold. In this honest critique I break down exactly why, and what it’s really worth. Set on a 2,650 m2 south-facing plot with 1,451 m2 built, 8 bedrooms and 8+4 bathrooms. Designed by Tobal Architects and built by one of the finest construction companies on the Costa del Sol. Features: private helicopter pad, 15m pool, indoor heated pool, Turkish bath, sauna, spa, wine cellar, pro-grade gym, 60 m2+ cinema, games room and staff quarters. My honest take: incredible bones and real wow factors — the views, the helipad, the size — but let down by dated interiors that don’t fit the house, unfinished outdoor areas, very little garden, and two large villas now being built right next door. The owner’s biggest mistake was not buying the neighbouring plot when it was offered. Priced correctly from the start, it would have sold already.
