Winter weather can catch you off guard, especially when you have a home to take care of. I wanted to share a few things we do to prepare before freezing temperatures hit, because a little planning can save you from some pretty frustrating repairs.
First, don't forget your outdoor spigots! You can pick up faucet covers at your local hardware store, and it's much easier to have them ready before the temperatures drop.
Next, check your HVAC filter and make sure your system is ready for colder weather. If you have a heat pump, check with your HVAC professional about how your system's emergency heat setting works and when it should be used.
If you have plants you're trying to protect, use frost cloths for delicate landscaping, young bushes, and newly planted trees. Heavy blankets or towels can hold moisture and become heavy when frozen, which can damage your plants.
Pool owners have a few extra things to think about. Make sure your pump and freeze protection system are working properly so water keeps circulating when temperatures drop. Your pool equipment needs attention before a freeze, not after something goes wrong.
And if you use propane, keep an eye on your tank level. You can check the gauge yourself or ask your propane provider about automatic monitoring. Running out during a cold spell is definitely something you want to avoid.
One last thing, especially if you're selling your home and have already moved out: don't forget to keep up with winter maintenance just because the house is vacant. Pipes, pools, landscaping, and heating systems still need attention, and a vacant home can develop expensive problems if it's left unchecked.
