No registration where it appears required — check applicability & the "or" exemption ✅ 2. RERA number belongs to a different phase — name-matching isn't enough ✅ 3. Registration expired — check the extension, and which route granted it ✅ 4. Progress far behind the declared timeline — understand why ✅ 5. Sanctioned plan doesn't match construction — check for revised approvals ✅ 6. Major changes after sales began — check two-thirds allottee consent ✅ 7. Carpet-area confusion — always ask which area is quoted ✅ 8. Large booking demanded before the Agreement — remember the 10% rule ✅ 9.
