Shopping for a mortgage? Don’t compare interest rates alone. In this video, I break down how to properly shop for a mortgage so you can compare lenders, understand the true cost of each loan, and avoid paying thousands more than you need to. A lower interest rate can look like the better deal, but that rate may come with discount points, underwriting fees, admin fees, processing fees, or other lender charges. To make a smart comparison, you need to look at the total cost of the mortgage — not just the rate or monthly payment. 🏡 In this video, you will learn: • Why the lowest mortgage rate is not always the lowest-cost loan • What a complete mortgage fee sheet should include • How discount points affect your upfront costs • How to calculate your break-even point when paying points • Why lender fees can make a “better” rate more expensive • Why taxes, insurance, and prepaid items need to be estimated correctly • How to compare two mortgage offers apples to apples • Why total cash needed to close matters just as much as the monthly payment Paying points is not always a bad decision. In some situations, it can make sense — but only if you keep the loan long enough to recover the upfront cost. If you refinance, move, or sell before reaching that break-even point, the lower rate may not actually save you money. Already have an estimate from another lender? Send it over and I’ll help you review the rate, points, lender fees, estimated taxes and insurance, and total cash needed to close so you can understand what you’re really being quoted.
