Step 2: Contact them consistently — a CRM with a built-in dialer, automated follow-ups, and an AI bot so leads don't fall through a "leaky bucket." Step 3: Run the numbers — 70% of ARV minus repairs = your max allowable offer. I explain why it's 70% and not 75%. Step 4: Negotiate like a solutionist — show the seller what the house is worth and what it needs, then get the agreement signed. Step 5: Open title — who clears the liens, who pays, and when you can skip it and use the buyer's title company. Step 6: Market the deal — photos, video, ARV, repair estimate, and your price, posted to local investor Facebook groups, Marketplace, and your buyer list. Step 7: Assign the contract — contract at $140K, market to buyers at $150K, and collect the difference at closing.
