Are those "undervalued" Bengaluru property listings on Instagram and Google really cheap? We pulled 194 priced Bengaluru-tagged property posts from 68 Instagram hashtags (15 August to 9 October 2026), kept the 175 that were real listings (139 accounts), searched 99acres, NoBroker and SBI's auction list, and benchmarked every listing against the same property type in the same locality, on asking and registry prices. Most of the cheapest posts were cheap for a reason: the khata (B-khata, panchayat/e-Swathu), the place (more than one in ten "Bangalore" listings were in Gauribidanur, Chikkaballapur, Malur or even Tamil Nadu), the age of the building, or the wrong locality name. The clearest gaps were SBI auction flats (about a third below their areas), where the discount comes with real friction. Then GBA's new e-Aasthi 2.0 e-khata portal, launched 22 September 2026: its own public Reports Dashboard on 9 October showed 9,347 applications, 1,051 completed and a 24.9% disposal rate. We were told first hand that final e-khatas will be issued once the payment gateway is set up, after 15 October. That is one office's answer, not a promise, and we found no public notice saying so; but the portal's own code is consistent with it: the Rs 125 fee to download a final e-khata is online-only, the pay button switches off when a gateway flag is off, and the default 'under upgrade' message says 'try after 15-10-2026'. Recorded 9 October 2026. All listing prices are asking or reserve prices, not registrations; listings are anonymised and nothing here is a recommendation.
