What year was your parents' house built? Mine's a 1924 foursquare in Ohio. Tell me below.
My book: If It Broke, We Fixed It — https://hankdorsey.gumroad.com/l/if-it-broke
In the spring of 1994, I walked into my dad's house with his key in my pocket, and I almost made two expensive mistakes in the first month. Here are the ten things I'd check in an inherited old house before you sell it or move in, in the order that saves the most money.
In this video:
the first week: locks, insurance on a vacant house, heat and water
the date-of-death appraisal (talk to a tax pro about the "stepped-up basis")
the roof, the attic and the chimney
the electrical panel: fuses, old breaker panels, knob-and-tube
the sewer line camera inspection
the furnace, the water heater and a forgotten oil tank
foundation cracks that matter, and basement water
lead paint (before 1978) and asbestos: test before you sand
what NOT to fix before you sell
what to keep before the cleanout crew comes
I'm a handyman, not an accountant or a lawyer. Taxes, probate and estate questions go to a tax professional or an estate attorney. Electrical work goes to an electrician, oil tanks to a tank contractor, foundation movement to a structural engineer, and lead or asbestos to a qualified pro.
