Most real estate investors believe buying rental properties is the ultimate path to financial freedom—until they find themselves dealing with tenant calls, property managers, and cash flow yields of just 2% to 3% on their trapped equity. Even worse, those who make the leap into passive syndications often get blindsided by sneaky PPM clauses, altered preferred return waterfalls, and hidden fees that enrich the GP while starving the LP.
In this episode, I sit down with Litan Yahav, tech entrepreneur (co-founder of Segoma, acquired in 2015) and founder of Vyzer, a wealth management platform tracking billions in private market assets. Litan opens up about his journey from active turnkey landlord to investing as a Limited Partner in over 30 private deals. We dive deep into the lessons learned the hard way—including a deal where returning capital cut his distribution without triggering the waterfall—how to conduct forensic due diligence on sponsors, the trade-offs between private debt and private equity in today’s high-interest rate environment, and what Vyzer’s data reveals about how high-net-worth investors really build and protect wealth.
In this video, we cover:
Active vs. Passive Reality Check: Why managing single-family rentals is rarely truly passive and how to measure cash flow against your actual trapped equity.
The Fine Print Trap: What happened when a GP returned 100% of Litan’s capital but structured the PPM to drastically reduce his cash flow without hitting the waterfall split.
Forensic GP Due Diligence: The non-negotiable background checks, track record verifications, and alignment factors Litan insists on before writing a check.
Uncovering Hidden Fees: How to spot fee skimming, asset management markups, and unaligned GP capital contributions inside private placement memorandums (PPMs).
The High-Net-Worth Playbook: Real-world portfolio allocation strategies across private equity, private credit, and alternative asset classes.

👋 ABOUT TRENT 👋
In 2019, I made my first commercial real estate investment — a 15,000 sq ft light industrial building in Garden City, Idaho for $1.3M. I put down $130K via an SBA loan, spent 24 months fixing it up, upgraded the tenants to NNN leases, and sold it for $2M. 211% ROI.
Since then, I've invested as a limited partner in mobile home parks, multifamily apartments, and other private real estate deals — including one that didn't go as planned. That loss taught me more than the wins did.
Today I'm focused on real estate debt funds. After seeing how equity investors get wiped out when markets turn, I wanted to be on the other side of that equation — first in the capital stack, secured by real assets, earning consistent monthly income. The risk-adjusted returns are simply better.
