Why did your mortgage payment go up if you have a fixed-rate mortgage? Because "fixed" only covers principal and interest. Your escrow account, which pays property tax and homeowners insurance, gets repriced every year, and escrow costs are up about 45% since 2019.
Rosa did everything right, and the escrow letter came anyway. This episode shows who actually raised the payment, how an escrow shortage must be spread out, how to read your annual escrow statement, and why the fastest-rising piece of the bill is the one you're allowed to shop.
Did your mortgage payment jump this year, and by roughly how much? Tell us in the comments.

Why did my mortgage payment go up if my rate is fixed?
A fixed rate locks only principal and interest. Property taxes and homeowners insurance are paid through escrow, and when they change, your total payment changes with them.
What is an escrow shortage, and do I have to pay it all at once?
It means the account came up short. If the shortage is a month's payment or more, the servicer must let you spread it over at least 12 months: Cotality's average shortage of $2,157 is about $180 a month.
How do I read my annual escrow statement?
Your servicer must send it within 30 days of the end of the escrow year. It shows last year's history and next year's projection, so you can see whether taxes or insurance raised the payment.
Can my mortgage company charge me for insurance I already have?
Only after written warnings 45 days ahead, and it must cancel and refund within 15 days of proof you had coverage.
