One mile from Berry Farms in one direction and Tollgate Village in the other, Garrett Farms offers a rare combination in Thompson’s Station: convenient access to shopping and dining while still feeling surrounded by historic Tennessee land. In this full new-construction home tour, I’m walking through the Dream Finders Homes model at Garrett Farms and giving you an honest look at what impressed me, what did not, and why buyers I recently helped from Arizona almost chose this community. After touring nearly every comparable new-construction option available in Williamson County for those buyers, this was the strongest location we found. But that does not mean every homesite here offers the same experience—and choosing the right lot may be more important than choosing the right floor plan. Based on the available upgrades and conversations around the building process, I would expect approximately $1.1 million to $1.2 million for a well-finished home, depending on the floor plan, homesite, foundation and selections. That pricing and availability can change quickly, so always verify current homesites, incentives, included features and construction costs before making a decision. What makes Garrett Farms especially interesting is the location. It has a Franklin ZIP code, sits approximately one mile from both Berry Farms and Tollgate Village, and is surrounded by historic land that gives parts of the community a much more preserved setting than many new developments. However, lot selection matters. Some interior homesites have elevation changes, neighboring sight lines and less backyard privacy, while certain perimeter lots may face historic land, horses or open surroundings. The best homesites are likely to be the most competitive. My goal with these tours is not to sell you a “perfect” builder or community.
