The best market research a business can get isn't for sale. Competitors hand it to anyone who walks in as a customer. This lesson covers the two-person rule that makes the numbers trustworthy, the 8 things to write down in the parking lot, how to read a competitor's price sheet like a confession, what AI can now watch every week, and the one math mistake that turns good competitor data into a bad decision.

THE 8-ITEM PARKING-LOT LIST
1. Customer count (from two people, on two days)
2. Full price sheet, every rate
3. Contract terms: length, exit cost, renewal
4. Head count at the busiest hour
5. Staff: how many, doing what
6. Condition of the place
7. The sales presentation: what came first, when price came up, how they handled "I'll think about it"
8. What they say makes them different (their answer shows what they think the weakness is)
✅ YOUR AI PLAN (goal → objective → task)
☐ Goal: set prices and offers from real market facts, not guesses
☐ Objective: a current 1-page file on every competitor, prices checked every quarter
☐ AI use: a monthly scan of the top 5 competitors' ads, price pages and last month of reviews, summarized into top complaints
☐ Owner: one named person, not "the team"
☐ First task (due this Friday): list every competitor with an address; have AI summarize each one's recent reviews into its top 3 complaints
☐ Measure: one real decision each quarter (a price, an offer or a fix) that traces back to the file
☐ Human decision: walk in the door in person, twice a year
The billing rate sheet (1% / 5% / 40%) is a historical early-2000s example. The lawn-care company is an illustration.
