This office building has a 5.5-year WALT. Looks stable. But 41% of its rent expires in year 2. In this video, I build a WALT and lease rollover schedule in Excel from a 13-tenant office rent roll (illustrative data): remaining lease term with YEARFRAC, WALT by rent and by area with SUMPRODUCT, a lease expiration schedule with COUNTIF and SUMIF, an automatic lease-cliff flag with conditional formatting, and reporting KPIs with MAX and XLOOKUP. The rule: never quote WALT without the lease expiration schedule next to it. At RealAsset Edge, we run this kind of analysis for CRE owners and lenders every month: asset management, underwriting and on-demand analyst support. 📥 CONNECT WITH US Company: RealAsset Edge Website: https://www.realassetedge.com/ LinkedIn:   / himanshu-nassa-62283413   Services: On-Demand CRE Analyst Support | Institutional-Grade Financial Modeling Subscribe for more CRE financial modeling breakdowns, underwriting workflows, and institutional‑grade Excel templates. #Excel #WALT #CRE #CommercialRealEstate #FinancialModelling #RealAssetEdge #assetmanagement
