In this planning application case study, we explain how we helped a homeowner in Shepshed secure retrospective planning permission for a garden room within the Shepshed Conservation Area after a previous Certificate of Lawfulness was refused. We prepared a detailed Planning Design and Access Statement, demonstrating that the development remained modest and subordinate, occupied virtually the same position as the previous greenhouse and would preserve the character and appearance of the Shepshed Conservation Area. Charnwood Borough Council granted planning permission, concluding that the development caused no unacceptable impact on privacy, daylight, sunlight or outlook and resulted in no harm to the surrounding area or Conservation Area. The application was validated on 7 November and approved on 22 December, securing retrospective permission in just over six weeks. This case demonstrates why it's important to check whether permitted development rights apply before starting work, particularly within Conservation Areas or where buildings are physically attached to the main property.
