A well-priced house that's been on the market three or four days is almost guaranteed to have company. How to win in competition: game-plan the war the day they sign (financing, down payment, a real pre-approval), move your buyer up the lender ladder to a full loan commitment, and set the table honestly — somebody gets the house and somebody doesn't. Then the tools: the appraisal gap for the buyer with cash; the appraisal addendum — and the quiet version, the percentage on the finance line that protects without shouting; and the escalation clause for highest-and-best, $500.00 at a time with a cap and a redacted competing offer. Never send a naked contract — every offer travels with the email that sells it. First escalation or appraisal form? Bring in the broker. The Buyer Side. Part of How to Be a Real Estate Salesperson, the agent-training curriculum from Mark Casper, Managing Broker, BHHS Florida Showcase Properties. Watch the Foundation playlist first, then continue through the Buyer Side. ⚠️ Internal training — follow current brokerage policy.
