OBX Market Update: September Stats Day (Inventory Up, Prices Stable, Buyers Negotiating)

Hey everyone! It’s Danielle Taylor with Keller Williams Realty here on the beautiful Outer Banks, and today is Stats Day. We’re looking at the market through September 30th for single-family residential properties across Dare County and Corolla (including the 4WD area), using data from the Outer Banks Association of REALTORS®. This month’s story is interesting: inventory is up, buyers have more negotiating power, but prices and sales activity are staying remarkably stable. So what does that mean for you if you’re buying or selling? Let’s dig in. • Sales YTD: down 0.6% vs 2025 (basically flat) • September sales: up 7% vs Sept 2025 • New listings YTD: up 7.6% • New listings in September: up 26% vs Sept 2025 • Inventory: ~5.7 months (vs 5.0 last year) • September listings: 33% went under contract/sold, avg 9 DOM for that group • Median sold price YTD: $700,000 (vs $703,000 last year) • Median active list price: $759,000 (vs $799,000 last year) • Sold-to-list median: 96.6% (vs 97.7% last year) • Price reductions: 38% of solds had at least one reduction • Median DOM sold w/out reduction: 17 days • Median DOM sold w reduction: 116 days • Median sold price w reduction: $670,000 vs $725,000 without • Median DOM sold overall: 36 days (down from 41) • Median DOM active listings: 87 days If you have questions about what these numbers mean for your specific neighborhood or property, reach out.
