The Lead you Ignore may be the Deal you Lose

Learn how an investor stopped a foreclosure auction and bought the house in 24 hours, and why having a good real estate attorney made the deal possible. Bobby got a pay-per-lead (PPL) lead and didn't call it for about two weeks. When he did, the seller picked up on the first ring and told him her foreclosure auction was at 11:00 a.m. the next day. A wholesaler under contract with her had canceled, and her brother couldn't get the loan paid off. The wholesaler's title contacts wanted $5,000 for an introduction, then said a rush would still take at least three days. Bobby texted his local attorney instead. The house was in Ravenswood, Jackson County, a county Bobby doesn't typically buy in. The attorney called back within five minutes, sent his abstractor to the courthouse, and called the trustee. The trustee wanted the lender paid off and offered either to assign the mortgage or to give a release. Bobby called the lead around 2:00 Thursday afternoon. The abstractor was at the courthouse at 8:30 Friday morning. The wire went out once title was clear, and the deed was signed by 10:45.
