South Bay Buyers Market 2026: What You Can Ask For

If you're buying a home in the South Bay, you have more leverage than you've had in years. Here is what sellers are agreeing to right now, and how to use it. A few years ago you had to offer over asking and waive everything. That is not the South Bay market today. Sellers are negotiating. Price drops often come within the first two to four weeks. Credits are back on the table. Most buyers can keep their loan, appraisal and inspection contingencies, and some can even get a contingency to sell their current home. Move-in ready homes in great areas still sell fast, so I also cover when to be flexible. Next I walk through loan options that can make today's rates easier to live with. That includes temporary buydowns like a 2-1 or 1-1, using seller credits to buy down your rate, ARMs and interest only options. I'm not a lender, so talk to one about what fits you. That means balcony inspections, a stricter master insurance deductible, and higher HOA reserve requirements.
