Three towers of thirty-four storeys on HaHistadrut in Givatayim, 557 apartments, with a half-Olympic pool, a gym, a residents' lounge, a co-working floor, a children's club, a teenagers' games room and three separate lobbies. It is selling now.
Count what the developer chose to draw. Of the images published for this scheme, three are apartments. The rest are the building. That ratio is the marketing strategy in plain sight — you are being sold a serviced address in which the apartment is one component — and it means the most important number in the whole purchase is one nobody has published: the monthly service charge.
This is a project file, not a listing. What is actually being built, what the amenity package costs to run, what the developer has not published, and the seven things we establish for our buyers before anybody signs.
WHAT THIS FILM COVERS · Why the service charge, not the price, is the number that decides this purchase · Which facilities arrive with which tower — and why that question is never volunteered · A scheme described as urban renewal that does not publish how many homes it replaces · Thirty-four storeys in a city of four to eight — what that means for the view and the neighbours · A retail avenue built next door to an established shopping mall · The statutory protections a buyer gets, and the ones you have to ask for · Why no official average price or rent exists for Givatayim at all
FIGURES USED · 557 apartments · 3 towers · 34 storeys · 3 lobbies · 3–6 rooms plus mini-penthouses and penthouses · Half-Olympic pool, gym, lounge, co-working floor, children's club, teenagers' club, retail avenue · Replaced unit count, delivery date and phasing between the three towers: not published · No CBS city average price or average rent is published for Givatayim · No more than 7% of the price may be taken before a prescribed security is in place — Sale (Apartments) (Assurance of Investments of Purchasers) Law 5735-1974 · Index linkage: the first 20% cannot be linked, and no more than half of each later payment may be — so at most 40% of the total is exposed · Late delivery, for contracts signed from 7 July 2022: nothing in month one, one month's rent for months 2–4, 1.25× for months 5–10, 1.5× from month 11
CHAPTERS 0:00 The scheme in one minute 0:52 557 apartments in three towers 1:06 Count what the developer chose to draw 1:31 Read the aerial: 34 storeys in a city of eight 2:09 What is being built 2:26 All three towers are the same height 2:53 Where the podium is, and why it matters 3:18 It is called urban renewal — but how many homes? 3:48 No date, and no phasing 4:09 The building is the product 4:31 A half-Olympic pool, with a bar 4:44 Three questions about that pool 5:01 The gym, the lobbies, the lounge 5:18 The clubs and the co-working floor 5:39 Get the projected service charge in writing 6:11 Then ask which facilities arrive when 6:33 A retail avenue next to a mall 7:00 The amenity deck earns nothing 7:29 Seven things to establish before you sign 7:44 Check one: the service charge 8:27 Check three: how many homes this replaces 9:21 Check five: the date in your contract 10:15 The 7% rule and your bank guarantee 11:08 Givatayim, honestly 12:31 And finally, the three apartments
THE ONE TO FIX FIRST Get the projected service charge in writing, per square metre per month, with its assumptions stated — staffing, pool hours and heating, lift servicing across three separate cores, and what happens if the retail units under the building do not let. Then compare it against what residents of comparable serviced towers around Tel Aviv actually pay today. You negotiate the price of an apartment once. You pay the service charge every month for as long as you own it, and almost nobody asks to see it before they sign.

Buy in Israel without being in Israel.
ABOUT THE CHANNEL israelproperty.tv is an English-language property channel for people buying in Israel from abroad. We film the streets, read the contracts, check the securities and establish what is actually true about a scheme — then act for buyers who want to proceed. We advise and act for buyers on schemes including this one, and may be remunerated where a purchase proceeds through us.
