National values are down 3.6% from the March peak, that is 5 straight months of falls, and over winter 93% of capital city suburbs went backwards. And I would still be buying. Here is the part nobody is telling you. In 2023 the Reserve Bank took the cash rate to a 12 year high of 4.35%, and Australian house prices went up 8.1%. Not flat. Up. It was the first time prices had recovered during a rate rising cycle since the early 1990s, and the recovery did not wait for rates to fall, it started while they were still going up. Everyone who waited for the all clear paid more anyway. So if you are asking should I wait to buy a house, this video answers it with what actually happened the last two times, not a forecast. In this video I go through what the market looks like right now and what it is costing the people you would have been bidding against, why 18.3% of investors sold at least one property in the year to August and where those properties went, what the budget changes to negative gearing and capital gains have done to who is buying, and why Domain's own recovery forecast lands at the same moment as the rate cut everyone is waiting for.
