Homes in this range are currently selling at about a 10% discount from list price. But why? Real estate markets are usually described as a seller’s market, balanced market, or buyer’s market. The easiest way to tell the difference is months of inventory—basically, how long it would take to sell everything currently available. Under $500,000, we’re still technically in a seller’s market. But don’t get too excited, sellers. Inventory is up about 23% from last year, which means buyers have more choices. Deferred maintenance that buyers overlooked a few years ago can absolutely cost you today. From $500,000–$650,000, things get messy. Depending on the exact price point, we’re bouncing between seller, balanced, and buyer territory with roughly 5–7 months of inventory. Above $650,000 is where buyers really start gaining leverage. The $650,000–$700,000 range has about 7 months of inventory and is selling around a 6% discount.
