Everybody wants a “deal,” but instead of randomly searching for cheap houses, let the numbers tell you where the opportunities are. Right now, the $250,000–$350,000 price range is especially interesting. It contains both OKC’s median price of about $275,000 and average price of about $338,000. But look at what’s happening inside that range: • 38% of listings are falling off the market without selling. • 33% of properties that go under contract are busting before closing. • Homes that sell for 100% of asking price are moving in a median of just 14 days. • Homes that require a price reduction are taking a median of 78 days and ultimately selling for about 94% of their original asking price. So where would I hunt for a deal? Expired listings. Busted contracts. And homes that have been sitting longer than 14 days. That’s where the data says seller leverage starts weakening. Set up a search that emails you those properties every day, and instead of waiting for a “deal” to magically appear, you’re intentionally looking where sellers are statistically more likely to negotiate. Deals aren’t always found by looking for the cheapest house. Sometimes they’re found by looking for the most motivated seller.
