Somewhere between the mergers, the lawsuits, and everybody chasing views, we stopped talking about the one person real estate is supposed to be for. The consumer.
This episode I'm back with Suzanne Seini, founder of Innovate Realty, at a Bye Bye Homes flip on Maple Avenue in Manhattan Beach. Three bedrooms, single level, redone top to bottom, a short walk from the water. We sat in the living room and got into the stuff that actually matters.
We talked about what happens to the client when a brokerage gets huge, whether the 2024 NAR lawsuit really helped anybody, and the new American Real Estate Association shaking things up. Suzanne makes the case for the little guy: why a small, fast brokerage can say yes and ship an app to version two in six months while the big names are still stuck in approvals. We got into AI too. About 85% of agents now use it in some form, up from around 13% a couple years ago, but it still can't do the one thing that closes deals, which is the human connection.
And yeah, we talked about whether I need to lose the bathing suit and buy a G Wagon to sell an eight-figure listing. Spoiler: Suzanne says be yourself, just maybe put on pants.
If you want an agent who treats your home like it's the biggest decision you'll ever make, because it is, this one's for you.
