SOLD 2025 $500K | Top Floor Condo in Kaneohe, Oahu | Ocean and Koolau Views

This three bedroom, one and a half bath condo in the Hale Kou area of Kaneohe sold in February 2025 for $500,000 and is no longer available for purchase. It offers 947 square feet on a single level, was built in 1967, and the land is fee simple, which is worth saying plainly because a great many Hawaii condos are not. It is a top floor corner unit, which is the combination that does the work here. Corner placement means windows on two sides, top floor means nobody above you, and the outlook takes in garden, mountain and ocean all from the same unit. There is a lanai off the living area. The building is concrete rather than wood frame, and the flooring throughout is ceramic tile. The unit had been recently updated when it sold, including all new plumbing, fresh interior paint, new appliances, upgraded countertops and a kitchen island. There is a full size washer and dryer in the unit rather than a shared laundry room, which in a building of this era is not a given. On the building itself: it is a high rise dating to 1967, with a pool, a recreation area, storage and a trash chute. Parking is one assigned open stall. Owner occupancy at the time of sale was 67 percent, meaning roughly two thirds of the building was owner occupied and the balance was rented or held as a second home. That number matters more than it sounds, because lenders look at it. The monthly maintenance fee was $890, and it covered cable television, sewer, water and the common expenses. Property taxes ran about $60 a month. One thing buyers should know going in: this unit was offered to cash and conventional financing only. VA and FHA loans were not accepted, which is common in older condo projects that have not gone through agency project approval, and it is the single most important line on the sheet if you are shopping with a VA loan. Kaneohe sits between the Koolau range and Kaneohe Bay on the windward side. It is greener and wetter than Kailua next door and generally trades well below it, for a commute into Honolulu through either the Pali or the Likelike that comes out about the same. Marine Corps Base Hawaii is on the Mokapu peninsula at the south end of the bay. Most of Kaneohe is single family housing, which makes a condo here a different proposition than a condo in town: you get the windward side at a price that is hard to reach any other way.
