EP #8 - Xavier Baez

Xavier Baez grew up in a Dominican family, played college baseball, and answered a customer service job posting afterwards. The final interview question was whether he was comfortable climbing a roof. He said yes and went up in loafers. Since then he has worked production and project management across several commercial contractors, and now handles estimating and sales at Fifth Wall Roofing in Dallas-Fort Worth. In this episode Xavier explains why his team still walks every roof with a tape measure and takes cores, even with aerial measurement tools available, and how estimates get reviewed before they go out. He also walks through Fifth Wall's ProVigil program. Inspection reports that split deficiencies into emergency and remedial repairs, show property managers what they are spending year over year, and feed directly into capital planning during budget season. He sells maintenance in tiers, shaped around whether the owner plans to keep, sell or redevelop the building.
